JPR provided comprehensive site and civil design services for a new 60-unit apartment complex, located directly across from the new Goshen Middle School. Early phases focused on conceptual planning, including the layout of five apartment buildings, parking areas, and integrated stormwater management. Final construction documents detailed site grading, utility and stormwater design, landscape planning, and utility coordination.
The project also included a traffic impact study along Indiana Avenue, where JPR worked closely with INDOT and the City of Goshen to develop roadway improvement plans. These plans introduced new turn lanes to facilitate safe access to the development. JPR managed the submittal process for developmental variances and right-of-way acquisition, ultimately securing approval and helping streamline construction.
Early coordination with local stakeholders and utility providers allowed the project to remain on schedule and aligned with City infrastructure goals.
As one of the first major residential developments in the area, the project introduces 60 new housing units in a rapidly growing neighborhood. Its proximity to the middle school supports walkable, family-friendly living, while helping to catalyze future investment along Indiana Avenue. The development also features a small on-site dog park as an added community amenity.
